🪜 This is a stairs-heavy house. About 9 steps up to the front door, 8 up and 6 down between floors inside, and roughly 12 more down to the hot tub. Not workable with a stroller or a mobility device, and worth a look at the photos before you book. 🛣️ Paved most of the way in, then gravel and uphill at the end. AWD or 4WD is required October through May and is the better call year-round. Snow can sit on that last stretch after a storm, so plan a slow morning rather than a tight flight window. Snow shovel on the landing, de-icing salt in the blue bucket under the front steps. 🏔️ 8,324 ft elevation. Some guests get a mild headache or feel wiped out the first day. Drink more water than you think you need and take the first afternoon easy. 🌡️ No air conditioning. Heat only. Nights drop into the 50s even in July, and there are fans in every bedroom. 🛻 You'll hear US-285. The house is up the hill and surrounded by trees, and you're not in anybody's sightline in the hot tub, but this isn't total silence. Park County doesn't allow open fires at short-term rentals, so the stacked firewood outside is scenery. No solo stoves, no building your own fire. The propane fire pit and grill are both fine to use, and backup tanks are on site. 📹 Two exterior cameras, one at the front door and one on the lower deck. Nothing inside the house, nothing pointed at the hot tub. 📶 Cell service is okay, WiFi is better. Get on the network when you walk in and stop thinking about it. 228 Mbps Starlink. 🚿 Septic system. Toilet paper and waste only. No wipes, even the ones that say flushable. 🐻 Bear country. The trash bin is bear-resistant for a reason. Nothing edible left outside overnight, ever. 🐾 Two dogs, 75 lbs each. Please clean up the yard before you leave so we can keep allowing dogs. 🚭 No smoking and no vaping anywhere on the property, inside or out. Fire danger is real in these trees. 🎉 No parties or events. Quiet hours are 10 PM to 7 AM. 🅿️ Driveway parking only, gravel, roughly 4 to 6 vehicles.
NEIGHBORHOOD
Bailey is a Platte Canyon town of about 800 people, strung along US-285 where the North Fork of the South Platte runs through. It's the last real town before the road climbs to Kenosha Pass and drops into South Park. Summer brings hikers and river traffic, fall brings everyone chasing aspens, and winter goes quiet and local. Up the hill where the house sits, it's trees, gravel, and woodsmoke.

🛣️ US-285 is the artery. Denver is an hour northeast, Kenosha Pass and South Park are 25 minutes west. Both directions are scenic and both get busy on Sunday afternoons in summer. 🚗 Most of the drive in is paved. The last stretch is gravel and uphill. AWD or 4WD required October through May, and the smarter choice the rest of the year because the road gets rough. 🅿️ Driveway parking for roughly 4 to 6 vehicles. Gravel, no street parking. 🚕 Uber and Lyft are unreliable up here. Bring a car.
