Thank you for booking with us. It’s a pleasure to welcome you to Blue House #303. We’re at your service to ensure a comfortable, safe, and unforgettable stay. Below you will find the internal and co-ownership rules, designed to ensure your stay goes as smoothly as possible:
• Electricity & A/C Policy: To ensure fair and transparent pricing, air conditioning usage is charged separately. During your stay, an independent meter will record A/C consumption only. At checkout, we will send a detailed report with total kWh used and the corresponding cost. Rate: $5.00 MXN per kWh Payment: Charged via Airbnb after checkout. This allows you to pay only for what you use, giving you full control and avoiding unnecessary charges. Efficiency tips: Keep A/C between 24–26°C (75–79°F) Keep doors and windows closed while in use Turn off A/C when leaving the unit or room
• Pools: Blue House offers exclusive amenities for your enjoyment. Children must always be supervised by an adult. Not allowed: Eating, drinking, or smoking in the pool Bringing glass bottles or cups Sitting on furniture while wet or with sunscreen
• Wet Clothes: Do not hang towels, swimsuits, or clothes over the balcony railings or place wet items on furniture. Please use the drying rack provided.
• Linens and Towels: We provide clean, high-quality linens and towels. Please do not use them to remove makeup, sunscreen, or clean surfaces. Damage fees: Beach towel: $400 MXN Bath towel: $300 MXN Hand towel: $200 MXN Face/kitchen towel: $100 MXN King sheet: $1,000 MXN King duvet: $1,000 MXN Single sheet: $800 MXN Single duvet: $1,000 MXN
• Music & Events: No parties or events allowed No loud music inside or outside Absolute silence after 10:00 p.m.
• Kitchen: Do not place hot pots or pans directly on granite, sink, or furniture. Use trays or boards.
• Locked Cabinets: Opening any locked cabinet or closet is strictly prohibited.
• Prohibited: Smoking indoors is forbidden. Use or possession of illegal drugs is strictly prohibited. Any smell, burns, stains, or evidence of violation will result in a minimum fine of $500 USD, which may increase depending on damages.
• Maintenance Access: Our maintenance or management team may enter the property if necessary, with prior notice. They will always act respectfully and professionally.
• Security Camera: For your safety, there is a security camera at the entrance door. Tampering or covering it is strictly prohibited and will result in immediate cancellation of your stay without refund.
• Golf Cart: If you bring your own golf cart, it must be registered at the security gate. Our team will gladly assist.

Blue House #303 es un moderno condominio de 3 recámaras y 3 baños frente a la marina de Puerto Aventuras, una de las comunidades residenciales más exclusivas y tranquilas de la Riviera Maya. Espacioso, decorado con estilo y pensado para ofrecer privacidad y confort, este hogar es ideal tanto para estancias vacacionales como prolongadas. La recámara principal cuenta con una cama king size y baño completo en suite. Las otras dos recámaras tienen dos camas individuales cada una y comparten un baño completo. Todas las habitaciones están equipadas con aire acondicionado independiente, ventilador de techo, televisión, y espacio de clóset con ganchos, brindando comodidad, orden y privacidad para todos los huéspedes. La sala de estar es un espacio abierto que se conecta directamente con la terraza a través de amplios ventanales, permitiendo una transición fluida entre el interior y el exterior. La terraza es amplia y acogedora, con un comedor exterior y dos áreas de sala al aire libre, perfectas para convivir, relajarse o disfrutar de una copa al atardecer con vista a la marina. La cocina está completamente equipada con agua filtrada, refrigerador con fábrica de hielos y enfriador de vinos integrado, lavavajillas, horno de microondas, horno eléctrico, y un juego completo de platos, vasos, copas, tazas y utensilios. Todo lo necesario para cocinar o disfrutar de una cena especial en casa. Además, el increíble roof privado se encuentra justo arriba de la unidad, al cual se accede cómodamente por medio de escaleras interiores, lo que brinda seguridad, privacidad y comodidad. Este espacio exclusivo cuenta con alberca, fire pit y áreas ideales para tomar el sol o disfrutar de una noche bajo las estrellas. Los huéspedes también tienen acceso a las áreas comunes del complejo, que incluyen una alberca compartida, gimnasio, elevador, estacionamiento privado y seguridad 24/7.
